Key responsibilities include managing BMS controls integration, overseeing Test and Balance activities according to ASHRAE standards, and executing Level 1 through Level 5 commissioning plans. Required expertise includes construction management, mechanical engineering principles, and experience with large-scale data center environments. The role requires proficiency in interpreting P&IDs, managing vendor milestones, and ensuring compliance with NFPA 90A and local mechanical codes.

What you'll do

  • Manage the full mechanical equipment lifecycle from bid leveling and procurement through just-in-time delivery.
  • Oversee construction activities as an owner's representative, managing subcontractors and ensuring adherence to schedules and budgets.
  • Review and approve technical submittals for major mechanical equipment and BMS controls systems.
  • Coordinate Test and Balance (TAB) activities to ensure air and hydronic systems meet design specifications.
  • Develop and execute Commissioning (Cx) plans and checklists for all mechanical and BMS systems.
  • Manage RFI tracking, site safety enforcement, and the resolution of commissioning deficiency logs.
  • Oversee project closeout by ensuring completion of as-built drawings, O&M manuals, and operational training.
  • Provide regular status reports to leadership regarding risk identification and project milestones.

What we're looking for

  • Bachelor's degree in Construction Management, Mechanical Engineering, or a related field.
  • 7+ years of experience focused on hyperscale or large-scale colocation data center construction and commissioning.
  • Experience managing the mechanical equipment procurement lifecycle including bid leveling, PO issuance, shop drawing review, and vendor milestone management.
  • Hands-on experience developing and executing Commissioning (Cx) Plans, schedules, and checklists for mechanical and BMS controls systems.
  • Experience overseeing and coordinating TAB activities and reporting in accordance with ASHRAE 111, AABC, or NEBB standards.
  • Working knowledge of BMS controls systems including sequence of operations, functional testing, VFD configurations, and PID tuning.
  • Working knowledge of data center cooling infrastructure including chilled water systems, cooling towers, CRAHs, CRACs, AHUs, pumps, and hydronic systems.
  • Ability to read and interpret construction documents such as mechanical plans, P&IDs, BMS control schematics, and equipment schedules.
  • Familiarity with ASHRAE standards, NFPA 90A, IMC, and applicable mechanical codes and safety standards.
  • Ability to travel domestically and internationally approximately 40-50% of the time.
  • Project Management Professional (PMP) certification or equivalent (preferred).
  • Professional Engineer (PE) license in Mechanical Engineering or equivalent experience (preferred).
  • Experience managing Cx Level 1 through Level 5 Integrated Systems Testing coordination (preferred).
  • Familiarity with BMS platforms like Johnson Controls Metasys or familiarity with energy modeling tools (preferred).
