Manager, Listing Partner

Miami, Florida, United States Posted 25 days ago

About the Role

The Listing Partner Manager leads a team of licensed Listing Partners (LPs) who serve as the single point of contact for buyers' agents from offer through close on Opendoor-owned resale homes.

You'll be responsible for hitting market-level sales and experience targets by coaching LPs on negotiation, pipeline management, and escalation discipline, while partnering cross-functionally with Pricing, Homes, Title & Escrow, Brokerage, and Product/Tooling to remove friction from the resale process.

You will build the Miami LP team, its culture, and its operating systems from the ground up — there is no existing playbook to inherit, only one to create.

This role operates in a fast-moving environment where product, tooling, and policy regularly evolve. The LPM is expected to be a stabilizing force for their team, not a passive recipient of change.

If you thrive in a metrics-driven, high-volume environment, love coaching sales talent, are energized by building from scratch, and are excited to shape the future of Opendoor's resale business — this role is for you.

What You'll Do

Team Leadership & Performance

Lead, coach, and develop a team of Listing Partners to deliver against a balanced scorecard with defined targets: Conversion ≥70%, Fallthrough ≤18%, Pend-to-Close ≤30 days, Title Attach ≥93%, Armadillo Paid ≥20%, SLA Adherence ≥95%, Net Proceeds vs RTP, and CSAT.

Run regular 1:1s, call reviews, and file audits to provide clear, actionable feedback and document strengths and development areas.

Own performance management for your team (goal setting, calibration inputs, performance reviews, and, when necessary, formal performance plans).

Use AI-generated call scores and conversation analytics (Gumloop Call Scoring) as structured inputs to coaching — moving from reactive file review to proactive, data-driven development conversations.

Operational Excellence

Ensure LPs consistently follow the Resale playbook, including accurate CITY/CRM hygiene, use of TC workflows, escalation pathways, and coverage processes.

Monitor dashboards and scorecards to proactively identify risk (aging pendings, high BRN spend, SLA misses, fallthrough risk) and drive corrective action.

Create and maintain lightweight operating rhythms (team meetings, WBRs/MBRs, leaderboards, audits) that keep the team focused on the right priorities.

Drive adoption of Opendoor's attach programs — Title, Armadillo, and Lower Mortgage — coaching LPs on offer-entry procedures and buyer activation messaging to hit target attach rates.

Serve as the LP team's voice in the CRM migration (Zendesk is sunsetting): evaluate the replacement against LP workflow needs, communicate the transition clearly, and drive adoption without performance disruption.

Proactively identify workflows where AI or automation can reduce LP handle time, improve consistency, or surface risk earlier — partnering with Tooling/Product to pilot and scale them.

Lead your team through change without losing performance cadence — whether that's a CRM migration, a new AI workflow rollout, a Pricing policy shift, or a product change mid-quarter. Translate ambiguity into clear next actions before your team has to ask.

Coaching on Negotiation & Escalations

Act as a go-to escalation point for complex negotiations (multi-offer scenarios, low appraisals, LRRs, BRN edge cases, legal/reputation-sensitive issues).

Coach LPs on framing offers and counters to balance conversion, margin, and agent experience; setting clear expectations with buyers' agents on timelines, repairs, and constraints; and when/how to escalate to Pricing, Homes, Title, or leadership with a clear recommendation.

Cross-Functional Partnership

Partner closely with Pricing, Homes, T&E, Brokerage, CX, and Tooling/Product to surface recurring issues and data-backed opportunities to improve workflows and policies.

Pilot new processes (e.g., TC model, countering tools, attach programs) and drive adoption across your team.

Represent the LP perspective in cross-functional forums, bringing crisp examples and data from your team.

People, Culture & Licensing

Hire, onboard, and ramp new LPs, including 30/60/90 plans, shadowing, and certification on key workflows — including two consecutive LP classes (April + May) requiring you to run structured training programs while maintaining pipeline oversight.

Foster a high-accountability, high-support culture that celebrates wins, learns quickly from misses, and embraces change.

Partner with Brokerage/licensing teams to ensure your direct reports remain in good standing and compliant with licensing, MLS participation, and brokerage policy.

Build the Miami LP office culture from scratch: establish team norms, escalation rhythms, call standards, and in-office identity — then bridge those consistently to the existing Phoenix in-office team.

Who You Are

Sales-driven and results-oriented. Energized by hitting and exceeding targets; able to translate portfolio-level goals into daily actions for your team.

Coaching-focused leader. You enjoy being on the floor with your team — listening to calls, reviewing files, and giving specific, timely feedback.

Operationally disciplined. You use data and operating rhythms to keep a complex book of work under control.

Calm in complexity. You handle escalations and change with composure, bringing structure, judgment, and clear communication to ambiguous situations.

Collaborative and low-ego. You work well with peers and cross-functional partners, comfortable both advocating for your team and holding them to a high bar.

Comfortable operating in ambiguity. You set direction and hold your team accountable even when policies, tools, or priorities are actively shifting. You don't wait for perfect information to make a call.

Builder mentality. You are energized by creating something from nothing — whether that's a team culture, an operating rhythm, or an AI-powered workflow. You don't need an existing playbook to get started.

What You'll Bring

Experience

Director of Sales

Miami, Florida, United States Posted 29 days ago

At Opendoor, we’re rebuilding how people buy and sell homes, with more certainty, more choice, and less friction in the most important financial decision of their lives. Opendoor 2.0 is about focus, execution, and delivering real value for homeowners and those striving to become homeowners. Sales is central to that mission.

About the Role

We’re looking for a Sales Director to lead the next chapter of our go-to-market evolution. Lead and transform a high-performance acquisition team by blending sales expertise with AI-powered operations. You'll drive pipeline growth, conversion improvement, and exceptional customer experience through data-driven strategy, intelligent automation, and hands-on coaching.

This role requires a unique combination: the analytical rigor to diagnose complex performance problems to drive business outcomes, the technical fluency to build AI-powered solutions for you and your sales team, and the coaching acumen to develop your team into world class sales reps. You'll lead a team of Home Sales Advisors while simultaneously redesigning how we route leads, analyze performance, and scale winning behaviors - leveraging AI tools to accelerate execution and unlock insights impossible to surface manually.

We're looking for someone who can toggle seamlessly between strategic thinking and tactical execution: diagnosing conversion funnel issues in the morning, prototyping an AI-powered lead router by afternoon, and delivering coaching feedback that evening.

What You'll Need

Core Leadership & Sales Experience

8–10+ years in sales or revenue operations, including 3–5+ years leading managers and/or larger IC teams; proven track record of meeting and exceeding targets in high-velocity inbound/outbound environments. Deep expertise in conversion optimization: demonstrated ability to diagnose funnel leakage, identify systemic vs. individual performance issues, and implement changes that materially improve lead-to-close rates. Mastery of sales KPIs and analytics: comfortable running business reviews, building dashboards, interpreting propensity models, and coaching from the numbers.

AI & Technical Capabilities

Hands-on experience with AI tools (e.g., Claude, ChatGPT, Cursor, or similar) to accelerate analysis, build prototypes, and automate workflows - not just familiarity, but actual implementation. Ability to build functional prototypes: you can go from concept to working demo (lead routing logic, call analysis tools, coaching feedback generators) without waiting for engineering resources. Comfort with data manipulation and basic scripting: experience with Excel/Google Sheets advanced formulas, SQL basics, or similar analytical tools to extract insights from messy data. Track record of leveraging AI for operational improvement: examples might include automated transcript analysis, intelligent lead routing, personalized coaching feedback, or similar applications.

Diagnostic & Problem-Solving Mindset

Pattern recognition in qualitative data: ability to analyze call transcripts, customer feedback, and rep performance to identify coaching opportunities and systemic process gaps. Ruthless prioritization: can distinguish high-leverage changes from noise and articulate clear trade-offs when resources are constrained. Systems thinking: understands how lead routing, rep development, compensation design, and technology stack work together as an interconnected system.

Communication & Coaching

Exceptional coaching and feedback delivery: can identify specific behavioral patterns, deliver direct but supportive feedback, and tailor development approaches to individual learning styles. Executive communication: able to distill complex analyses into clear, actionable recommendations for senior leadership. Cross-functional influence: proven ability to partner with Marketing, Product, Ops, and Data Science to drive change without direct authority.

Operational Excellence

Builder mentality: thrives in ambiguity, willing to roll up sleeves and build solutions rather than just describing what should be built. Program/project management

can sequence initiatives, manage dependencies, and drive adoption across resistant or change-fatigued teams. Speed and adaptability: comfortable in fast-paced, evolving environments with shifting priorities.

What You'll Do

Team Leadership & Development

Hire and performance-manage: build a multi-layer team, develop future leaders, and make difficult personnel decisions when needed.

Diagnose conversion funnel issues with precision: move beyond surface-level metrics to identify exactly where and why deals are lost, using both quantitative data and qualitative analysis. Build predictive models and decision tools: leverage AI to create intelligent lead routing logic, identify at-risk deals, and surface coaching priorities automatically. Monitor leading indicators: implement early-warning systems for performance degradation (e.g., first-contact speed slippage, objection handling quality decline).

Build and deploy AI tools to improve team effectiveness: lead routing algorithms, call analysis systems, automated feedback generators, or other high-leverage applications. Automate insight generation: create systems that surface patterns in call transcripts, customer feedback, and performance data without manual review. Scale winning behaviors: use AI to codify and distribute best practices from top performers across the entire team.

Serve as voice of the sales team: translate frontline insights into product requirements, marketing message improvements, and pricing strategy refinements. Drive process improvement: identify operational seams that negatively impact customer experience and mobilize cross-functional resources to solve them. Manage escalations: serve as first point of contact for customer issues, diving into the weeds to remove blockers and communicate appropriately.

Strategic Execution

Design and implement high-leverage changes: intelligent lead routing, rep specialization models, compensation redesigns, or tech stack improvements—with clear rationale for prioritization. Sequence initiatives thoughtfully: understand dependencies, manage change fatigue, and drive adoption through the organization. Balance customer experience and profitability: make decisions that optimize for both long-term relationship value and near-term conversion efficiency. Document and share learnings: create playbooks, case studies, and best practices that enable other teams to replicate success.

Compensation

Our compensation reflects the cost of labor across several U.S. geographic markets, and we pay differently based on those defined markets.
At Opendoor our mission is to tilt the world in favor of homeowners and those who aim to become one. Every percentage point improvement in conversion represents hundreds of families who get to move forward with their lives - whether that's escaping a difficult financial situation, relocating for a dream job, or simply getting the fresh start they need.

This role sits at the intersection of human expertise and AI capability. The best candidate will understand that AI doesn't replace coaching - it makes great coaching scalable. That intelligent routing doesn't eliminate the need for skilled reps - it ensures the right customer reaches the right rep at the right time. That automation doesn't reduce the importance of empathy - it creates space for reps to be more human by handling the mechanical work.

$176800 - $243100

About the Role

We’re looking for an experienced Applied Scientist to push the boundaries of applied machine learning and AI at Opendoor. You’ll work across a range of challenging ML problems, from multi-modal modeling to operational optimization, helping us rethink how we use structured and unstructured data to make better decisions for our customers.

What You'll Need

Strong software engineering and coding skills in Python, with experience contributing to production codebases

Advanced degree (MS or PhD) in computer science, statistics, mathematics, or a related quantitative field

Solid foundation in statistics and experimental design

Strong communication and collaboration skills — you’re comfortable working with cross-functional stakeholders and can communicate technical ideas clearly

Nice to Have

Familiarity with Pyspark and distributed data processing

Background in search, recommendation systems, or personalization

Experience working with large language models (LLMs) or vision-language models (VLMs)

A genuine interest in real estate — no prior experience required, but you'll engage deeply with housing data

What You'll Do

Design and deploy architectural improvements to our deep neural network (DNN)-based home valuation models

Build interpretable ML models that can help us explain pricing decisions to customers

Incorporate unstructured data — like images, videos, or text — into our forecasting and valuation pipelines using cutting-edge AI models (LLMs, VLMs, etc.)

Collaborate with Engineering and Ops to enhance our human-in-the-loop pricing systems

Improve the feature engineering and model training pipelines that power our production systems

Rethink our risk and optimization models using real-world data and domain insight

We’re a small, nimble team — there’s ample opportunity to work across the entire research and modeling stack.

Compensation

Why This Role Matters

If you're energized by the challenge of building systems that work, developing people who grow, and using AI to unlock performance improvements that seemed impossible six months ago - we want to talk to you.

#LI-JC
#LI-Onsite

Data Scientist

Seattle, Washington, United States Posted 29 days ago

$186000 - $256000

Data Scientist, Pricing

Location: Hyrbrid 4 onsite, 1 remote Seattle WA.

Opendoor is transforming one of the largest, most complex markets in the world — residential real estate — using data at massive scale. Every pricing signal we generate directly impacts how we value homes, how we manage risk, and how efficiently capital moves through our marketplace. The work is highly leveraged: the quality of our pricing decisions influences conversion, margins, customer trust, and the company’s financial performance.

We are looking for mid to senior level Data Scientists. In this role, you will be a core driver of how Opendoor prices real estate at scale. You’ll operate at the intersection of economics, machine learning, experimentation, and product strategy — tackling ambiguity, shaping the pricing roadmap, and building models/analyses that materially move the business. Your insights will influence how we evaluate millions of dollars of housing inventory — and directly shape outcomes for our customers, our balance sheet, and the health of our marketplace.

What You’ll Do

Build and maintain pricing metrics, dashboards, and frameworks.

Run experiments and causal analyses to measure impact and drive decisions.

Develop predictive + statistical models that improve pricing accuracy.

Partner closely with Product, Engineering, and Operations teams to influence roadmap and model deployment.

Deliver insights and narratives that inform executive strategy.

Skills & Qualifications

Deep statistical reasoning: hypothesis design, experimental design, causal inference, and ability to distinguish signal vs noise.

Proven end-to-end ML ownership: data acquisition, feature engineering, model development, validation, deployment, and ongoing monitoring.

Strong SQL + Python proficiency; comfortable working with production data pipelines and modern ML tooling (e.g., Spark, Airflow, Ray, SageMaker, Vertex, etc.).

Demonstrated ability to translate complex analytical findings into clear business recommendations and influence cross-functional decision-making.

Experience working with ill-defined problems and driving clarity on problem definition, success metrics, and realistic tradeoffs.

High data-quality bar: disciplined approach to validation, bias analysis, and making decisions rooted in evidence vs intuition.

Effective communicator — able to tell the story behind the model to both highly technical and non-technical audiences.

8+ years of experience in data science, product analytics, or a similar quantitative role.

Base salary range for this role varies. Generally, the base salary range is $186,000 – $256,000 annually + RSUs + ESPP + additional employee benefits (medical/dental/vision, life insurance, unlimited PTO, 401K).

Senior Manager, Marketing Technology

Miami, Florida, United States Posted 29 days ago

About the Role

You own our marketing technology stack — lifecycle infrastructure that powers email and SMS programs, and tracking systems that keep paid media attribution honest.

You'll design and maintain the systems that let a lean, AI-powered marketing team move fast and measure accurately. That means Iterable journeys and CDP audiences that run lifecycle programs on autopilot, a conversion tracking layer that stays clean across every ad platform, and automation that eliminates manual work from campaign launches to performance monitoring. You'll also drive cross-functional initiatives with Engineering, Product, and Growth Science to get critical tracking and infrastructure work prioritized. Senior IC role, no direct reports.

What You'll Do

1. Lifecycle Platform & Campaign Infrastructure

Own Iterable end-to-end: configuration, journey architecture, lifecycle triggers, and audience management for welcome, nurture, and re-engagement programs.

Manage our CDP (Segment Personas): define audience segments, maintain governance and naming conventions, and work with Engineering to ensure data flows to Iterable cleanly.

Build AI-powered email and SMS template systems — modular, dynamic, and populated by AI at scale — so our lifecycle team can ship programs without relying on agencies or one-off builds.

Train the team on platform capabilities and self-serve campaign creation so the lifecycle lead can focus on strategy, not production.

2. Conversion Tracking & Attribution

Own Google Tag Manager and our Segment event taxonomy. Partner with Engineering on event tracking implementation, maintain event taxonomy documentation, and troubleshoot conversion data gaps across ad platforms.

Partner with Engineering to implement and verify CAPI, enhanced conversions, and server-side tracking setups. You drive requirements, validate implementation, and own ongoing QA — Engineering builds it.

Escalate and drive Engineering/Product prioritization when tracking infrastructure needs investment.

3. Automation, Tooling & Experimentation

Build automated budget pacing alerts, performance anomaly detection, and campaign QA workflows (broken links, UTM validation, tracking checks) for both paid and lifecycle programs.

Use Claude, Python, Gumloop and AI tools to build self-serve workflows that eliminate manual operational work across the team. Train team members on AI tools for content generation, analysis, and self-serve campaign creation.

Partner with Growth Science on budget allocation analysis, channel decisions, measurement planning, and incrementality testing.

What You'll Need

Technical

Skills

Expert in Iterable, Braze, or comparable ESP at enterprise scale (millions of sends)

Strong HTML/CSS for responsive email templates; comfortable reading JavaScript

Experienced with CDP platforms (Segment Personas or similar)

Working knowledge of GTM, CAPI, enhanced conversions, and server-side tracking

Proficient with Python scripting and no-code automation tools (Gumloop, Make, Zapier)

Expert with AI tools (Claude, Cursor) for generating code, templates, and analysis

Proficient in SQL for campaign analysis and troubleshooting

Experience:

5–7+ years in marketing operations, with primary depth in lifecycle/email platform ownership at scale

Track record building infrastructure — not running campaigns — that measurably increases team velocity

Proven ability to drive data infrastructure through Engineering and Product without direct authority

Comfortable spanning acquisition and lifecycle — you understand how performance marketing and lifecycle programs interact

Mindset:

Infrastructure builder: you design systems that eliminate entire categories of manual work

AI-native: you use AI tools daily — for coding, content, analysis, and problem-solving

High-agency IC: you architect solutions, prototype independently, and build them yourself

Bonus Points

High-consideration, high-value transactional businesses (real estate, automotive, financial services)

Amplitude or Optimizely experimentation platform experience

Figma for prototyping templates

Analytics engineering or data visualization (Looker, Mode, Tableau)

Segment CDP, mobile push, or in-app messaging experience

Compensation

Our compensation plan consists of a base salary, Opendoor equity and a comprehensive package of benefits including paid time off, paid holidays, medical/dental/vision insurance, basic life insurance, and 401(k) to eligible employees. All compensation parameters are based on experience.

Seattle, WA

About the Team & Role

The Pricing team is the engine behind Opendoor’s ability to price homes with speed, scale, and confidence. We build the core platform that turns data, models, and business logic into the prices that power our entire business. Our services and data infrastructure are mission-critical to pricing decisions and automation, and they must be fast, accurate, and resilient—because even small improvements can drive major business impact.

We’re looking for a senior-level Software Engineer to join our Pricing & ML team, leading the design and evolution of the platform and tooling that productionize the machine learning models behind our pricing engine. This role is ideal for an engineer who enjoys working close to data and models, has meaningful experience with ML workflows, and wants to shape technical direction as well as ship high-impact systems. Our models are pragmatic and straightforward—we prioritize value, reliability, and iteration speed over complex research systems.

In this role, you’ll work side-by-side with backend software engineers, data scientists, ML engineers, product managers, and partner engineering and operations teams to turn prototypes and ideas into robust, scalable, and observable production systems. You’ll own high-impact initiatives end-to-end, mentor other engineers, and have significant influence over how our pricing platform evolves and how we shape the future of real estate.

What You’ll Do

Lead the design and implementation of services, tooling, and workflows that enable reliable training, deployment, and monitoring of pricing and ML models

Work closely with researchers and analysts to convert model prototypes into clean, testable, production-ready Python code and systems

Own and operate model pipelines end-to-end — including data ingestion, training, validation, versioning, deployment, and monitoring

Design and maintain workflows that support the full ML lifecycle: experimentation, training, evaluation, deployment, and iteration

Develop and optimize data access patterns and SQL queries over large, complex datasets

Implement robust automation for key ML lifecycle workflows (e.g., scheduled retraining, rollbacks, A/B tests, canary releases)

Drive improvements in reliability, observability, performance, and cost-efficiency across ML pipelines and model-serving environments

Proactively address real-world challenges like data drift, model decay, and changing market conditions in the real estate domain

Contribute to and help define shared ML infrastructure, patterns, and best practices across the Pricing & ML team

Lead code reviews and technical design discussions; mentor and support other engineers on ML-adjacent work

Participate in and help improve on-call and incident response processes for ML systems

What You’ll Need

8+ years of experience in software engineering or 6 Years with a Masters or ML engineering, including substantial work with ML-adjacent or production ML workflows

Strong proficiency in Python, with a track record of writing maintainable, modular, and well-tested production code

Solid experience working with SQL (queries, joins, indexing, and performance optimization)

Proven experience owning and operating data pipelines and/or model training/serving pipelines in production or high-stakes environments

Deep familiarity with the end-to-end ML lifecycle (training, evaluation, deployment, monitoring, and iteration)

Demonstrated ability to make and communicate technical design decisions and tradeoffs across multiple stakeholders

Strong collaboration and communication skills, especially when working with data scientists, researchers, and cross-functional partners

A bias toward impact, learning, and pragmatic solutions in a fast-moving, high-stakes domain

Focus:

- ML infrastructure and operations rather than model research.

- Building, deploying, and maintaining ML pipelines and systems.

- All roles are expected to be hands-on coding roles.

- All MLOps roles are expected to be Seattle-based.

Nice to Have

Experience working on ML systems in business-critical environments (e.g., pricing, forecasting, logistics, marketplaces, risk)

Familiarity with ML ops concepts and tools (e.g., model serving frameworks, feature stores, experiment tracking, model registries)

Experience with tools such as MLflow, Airflow, Spark, or Delta Lake

Experience monitoring model performance in production (e.g., drift detection, quality alerts, dashboards)

Experience with streaming / event-driven systems (e.g., Kafka) or scheduling/orchestration tools

Comfort working in a Linux-based, cloud-hosted environment (e.g., AWS)

Interest in real estate or other messy, high-stakes domains with imperfect data
